Can NRIs and OCIs actually buy property in India? +
Yes. Under FEMA, NRIs and OCIs may purchase residential and commercial property in India freely. The exceptions are agricultural land, plantation property and farmhouses. We confirm eligibility and structure each purchase with qualified legal counsel.
Can I buy entirely from abroad? +
In most cases, yes — through a Power of Attorney and remote documentation. We manage shortlisting, due diligence, negotiation and closing on your behalf, keeping you informed at each stage without requiring you to travel.
How are funds and repatriation handled? +
Purchases are routed through your NRE/NRO accounts in line with RBI rules, and sale proceeds can typically be repatriated within defined limits. The specifics depend on your situation, so we coordinate with tax and banking specialists rather than offer one-size guidance.
How do you ensure a property is clean and RERA-compliant? +
We prioritise RERA-registered projects and run title, encumbrance and approval checks with legal partners before you commit — the same diligence we would apply to our own capital.
Can NRIs and foreign companies buy or lease commercial property? +
Yes. NRIs and OCIs may purchase commercial property under FEMA, and foreign companies can lease — and in many cases acquire — commercial space for genuine business operations. We help structure the right route, whether direct purchase, lease, or through an Indian entity, with legal counsel.
Do you handle pre-leased or income-generating assets? +
Yes. We source Grade-A offices and pre-leased commercial assets selected for tenant quality, lease tenure and yield, and can coordinate management on your behalf after purchase.
